Three things worth asking before you spend RM2 million
The specification answers what the building is. These are the questions that decide whether it is right for you — answered including the part that does not help us.
Why Pulau Tikus and not the seafront?
They are two different purchases. The seafront sells a view and a postcode, and it prices for both — you are paying for the water. Pulau Tikus sells a life on foot: two schools at the end of the road, four private hospitals inside 1.5 km, the wet market and the shophouse streets, and the seafront itself a kilometre north whenever you want it. Freehold land here almost never comes up at this size, which is the part that does not repeat.
The catch
You do not get the sea in front of you, and no amount of height changes that. If waking up to open water is the reason you are buying, buy on the water — this is the wrong building and you will feel it every morning.
What does a 2029 handover do to my money?
You are buying at today’s price for a home you take in about three years, and you pay for it in stages rather than up front — a Malaysian new launch draws down progressively as construction reaches each stage, so your capital goes in over the build. Between now and then you are not paying maintenance, quit rent or assessment on it, and you are not renting it out either.
The catch
Three years is long enough for the market to move against you, and construction timelines slip. Your sale and purchase agreement sets the completion period and the damages if it is missed — read that clause with your own solicitor rather than taking a date from a marketing page, this one included.
Is 128 units too few to sell again easily?
It cuts both ways, and the honest answer is that it depends what you mean by liquid. A small freehold building in an established enclave is scarce stock, and when you sell you are not competing against forty identical units in your own lobby — which is exactly what erodes price in a thousand-unit development. Every home here is a four-bedroom on freehold title, and there is very little else like that in Pulau Tikus.
The catch
Fewer units means fewer transactions, so there is less recent evidence for a valuer or a buyer to price against, and a sale can take longer to find its buyer. If you need to be able to exit inside six months, a large development with constant turnover is the safer instrument. This is not that.
